Invest in Dubai: Apartment vs Townhouse

 

Today I want to explain to you the difference between buying a townhouse and buying an apartment in Dubai United Arab Emirates as major investments.

 

This post is related merely to investors, people who are buying a property to conclude some revenue.

 

I want to compare with you such things as a location, sizing, rent and departure policy,

 

For both options, townhouses and accommodations.

 

I cannot say that there is one solution for everyone and, at the end of the day, you need to speak with your operator before you will make any decision and you need to like really find out what exactly fits your requirements, your specific requirements, but for now, Let me time compare both of them:

 

I personally have my own predilections and maybe you have different ones. So, let's begins with the orientation, let’s say you have a budget of AED 1.5 million for this budget. While, if we're talking about the townhouses most probably it will be somewhere far from the sea, so the accommodation will have a better spot. One of the reasons why people are considering to buy a townhouse is because they get a bigger unit And yes, it is an advantage, but I don't think that for the investor it's so crucial If you have a 1 bedroom that gives people the same amount of Money as a townhouse, it's the only thing that you should care about: ...

 

That you are receiving good returns. Is it a small unit or large-hearted unit? It doesn't really matter for potential investors. Let’s talk about payment for the hire. The main difference is that if you own a townhouse, it will be a family who will rent it from you. So the family is more stable because, most probably both parents are working and for the apartment.... The primary advantage of the accommodation is that you can rent it as well on the short term.

 

It’s quite rare that somebody will consider to take a townhouse as a holiday home. There are cases but with the accommodation is easier to do. This is the main advantage of the apartment, and this is a good advantage to consider if you are an investor, so we discussed with you, the spot decides the fees.... Let’s talk about the departure policy, so when you own a townhouse most probably you will sell it to the end user. When you decide to sell it.

 

And what does it means to" you as overseas investors, an end user?

 They are usually.... They are ready to pay more than investors. So you can conclude some good fund on the resale, but end users. They are very, terribly squeamish about the human rights unit. So if you are buying a townhouse and as major investments, you should choose the best possible option. You need to pay for somebody who is cleaning the windows outside when you own townhouse. You don't need to pay for all this. The standard upkeep reward for the townhouse is AED 4, And if we're talking about a prime point ... For the apartments, the maintenance rewards over there will be somewhere around 18 to 20 AED/ sqft. Plainly, the townhouse is bigger than the 1 bedroom suite, but still you will pay less for maintenance fees for the townhouse, which is a good point. If you will ask me what I would prefer to do, I would definitely go for the apartment because it has more openness. ... Situated it this room, It's easier to rent. You can consider numerous options and as well it's easier to sell it.

 Once again, there are very good and promising campaigns with the townhouses and it's good to discuss it with your real estate agent before you making such a move.
